The Hidden Risks of Flexi Hoses
Flexi Hoses are a primary cause of water damage in homes and commercial properties. Flexi Hoses must be inspected regularly to check for issues such as rust, corrosion or even unexpected twisting or stretching of the hose itself. Failure to carry out regular checks and complete any required maintenance could lead to a failure of your Flexi Hose, resulting in irreversible water damage.
As many properties rely on Flexi Hoses in their plumbing installations, the potential for water damage due to hose failures is alarmingly high. When left unchecked, this can lead to costly repairs, operational disruptions, and even health hazards from mould growth or release of contaminants.
Understanding the dangers associated with Flexi Hoses and implementing simple preventative measures such as those we’ve detailed below is essential to minimise the risk of water damage in the event of a hose failure.
What is a Flexi Hose?
Flexible braided hoses and connectors, commonly known as “flexi hoses,” are essential components commonly found under sinks in kitchens and bathrooms across Australia. They connect water supply lines to appliances like dishwashers, toilets, and sinks, making them crucial for everyday operations in homes and businesses. They are easy to install, versatile and come in many shapes and sizes so they can be bent and shaped to accommodate water supply needs. Flexi Hoses overcome tricky alignment issues and reduce labour cost but their convenience comes with significant risks.
What is the Danger?
While Flexi Hoses are designed to be flexible and easily connect appliances, this very flexibility also poses significant risks. Constructed from braided or woven stainless steel, these hoses will corrode or fray over time, leading to failures in the hose or in more serious cases, a burst. A burst Flexi Hose can leak up to 1500 litres of water per hour and if left undiscovered for 24 hours, can leak enough water to fill a household swimming pool, causing extensive water damage not only to your property, but neighbouring areas as well.
The risks associated with a Flexi Hose are therefore hard to overstate. Some insurers estimate that more than 20% of home water damage claims can be blamed on flexi hoses, with losses running in the hundreds of thousands of dollars and often costing insurers more than double the cost of burst pipe in terms of the overall repairs needed.
Who is at Risk
Commercial and residential properties are particularly vulnerable due to the presence of multiple sinks and toilets. A burst Flexi Hose can go unnoticed for 24 to 48 hours, leading to waterlogged cabinets, swollen skirtings, and damaged ceilings and walls.
The Threat of Mould
Prolonged exposure to moisture can of course, lead to mould growth, which is not only unsightly but also poses serious health risks to people. If mould festers due to delayed remediation, it can become widespread and lead to significant operational challenges.
The cost to remediate mould damage is often exponentially higher than that of water damage itself as it will involve the drying out of the premises using fans and dehumidifiers as well as often necessitating the need for the removal of flooring, plaster and heavy duty chemicals by hygienists. The presence of mould therefore, can cause significant business interruption whilst your premises is unfit, or unsafe, for occupation.
What Can You Do?
- Use a Qualified Plumber: Although it might seem straightforward, improper installation is a leading cause of Flexi Hose failure.
- Pressure Valve: Install a pressure reducing valve to limit the pressure on the flexi hose
- Implement Regular Maintenance: Flexi hoses typically have a limited lifespan. Consider a maintenance schedule for the pipes, drains and appliances installed in your premises of around every 6 months. Flexible hoses and connectors should have a WaterMark Identification and certifier number. You can check the expiration date of your product here. Inspect each hose and connection, replacing any that show signs of deterioration including damage, corrosion, rust marks, fraying, and kinks. If you’ve moved into a new property and are unsure of the hoses’ age, you should consider replacing them all for peace of mind. For added piece of mind, consider the installation of a hose which is made from something other than stainless steel.
- Consider Storing Cleaning Products Separately: Cleaning products which are stored close to Flexi Hoses should sealed tightly and kept in their original containers where possible. Some chemical cleaning products contain ingredients such as chlorine which can deteriorate and corrode hoses quickly if they accidentally come into contact with the hose itself. If you’re concerned, some telltale signs include discolouration which looks similar to rust, or green or white staining to the hose itself.
- Immediate Response: Quick action to address water damage or mould presence is crucial in preventing a larger outbreak.
- Water Extraction: Engage professionals to extract water and begin drying out the affected areas. This is crucial to prevent mould growth and further damage.
- Prevent Further Damage: Move undamaged items to a safe location and cover affected areas with tarps if needed.
- Switch off Water Supply: If you intend on leaving a premises unoccupied for an extended period, consider switching off the water supply from the mains, if this is not possible, consider the installation of a ‘stop cock’ to enable you to isolate any Flexi Hoses you may have in the premises.
